*4.99% fixed rate for the first 5 years on a 30-year 5/6 adjustable-rate mortgage (ARM). 6.563% APR. Available on select homes. After the 5-year fixed period, the rate adjusts every 6 months based on the Secured Overnight Financing Rate (SOFR) index plus a fixed margin of 2.75%, and can increase or decrease. Rate caps are 2% at the first adjustment, 1% at each later adjustment, and 5% over the life of the loan. Payment estimate is based on 20% down and a 780 credit score, and includes estimated principal, interest, taxes, and insurance (PITI); HOA dues not included. Assumes a 30-day rate lock; extended locks at borrower's cost. A 1% origination fee is required and paid by the buyer. Loan amounts above $832,000 require a jumbo loan, and the buyer must have a debt-to-income ratio of 43% or lower. Rate and payment reflect use of builder and preferred lender incentives and are subject to change based on borrower qualification. Buyer must present a non-contingent, full-price offer and close within 30 days of home completion. Must use preferred lender to qualify. Cannot be combined with other incentives without builder approval. Rates and terms are subject to change at any time by the lender or Seller.
